FEES
We have flat fee packages for mediation, For Sale By Owner and residential transactions. Most of our other services are provided on an hourly rate basis. However, we are happy to provide modified fee structures in some circumstances. We have used contingency fees, fixed fees, capped fees and delayed payment plans to fit specific needs and specific cases. Sometimes a variation or combination of fee structures will be the best fit.

Flat Fee Packages
For Sale By Owner $900
This package is for buyers or sellers who are not represented by a full-service real estate
agent. If you are a seller, our representation continues until you actually sell your
property, even if one or more deals fall through before you sell. If you are a buyer, the
representation continues until you actually close on your new home, even if you have to
negotiate several offers/deals before you find the right home. The package includes
attorney review of agreements, offers and documentation; drafting of offers and/or
agreement; negotiation; drafting of notices; ongoing advice concerning the transaction;
review of closing documents, if requested. We do not perform the actual closing or handle
escrow. The flat fee packages cover the transaction only, and do not cover additional
items such as disputes/litigation related to the transaction, lease-backs, or lease
options. The flat fees are for owner-occupied residential property only, and do not apply
to commercial, development or investment property.
Residential Transaction $650
This package is for buyers or sellers who

Hourly Fees
Hourly fee work is billed monthly at $190 per hour for attorney services and $95 per hour
for paralegal services. An advance fee deposit may be required at the beginning of the
representation.

Costs
Costs are generally billed monthly along with fees. A schedule of our charges for typical
costs is included with the representation agreement. Costs are not charged in flat fee
cases.

Microsoft/ARAG Network
Mr. Sundt is a network attorney for Microsoft's legal insurance plan, ARAG. Currently,
we provide covered services for real estate transactions. For disputes and litigation, we
provide representation at a discounted ARAG rate, but do not provide covered services.
